Located close to Walt Disney World, Seaworld, and Universal Studios this is the perfect spot for your Florida vacation getaway.
This home is just that, a home, we use it ourselves for our vacations. There are other places that are just used as rental properties, but this location is first and foremost a vacation home. We would love to welcome you to stay when we are not there. Because we use it ourselves you can rest assured the place is properly cared for!
This is a 3 bedroom 3 bathroom townhome with accommodations for up to 8 people. All bedrooms have en-suite bathrooms. The one bedroom downstairs shares its bathroom with the living area. Two additional bedrooms are found upstairs. Each bedroom has its own LCD TV with cable channels for your use. Our cable network allows access to apps so that you can access your own personal Disney+ and Netflix accounts. Board games and books are provided in the living room for your enjoyment. Free WiFi internet (up to 500mbs up and down) so you can work or play.
Don't want to head to the theme parks? Use your own private splash pool with FREE heat (please notify us in advance) in the screened-in lanai or make your way over to the community pool and water park just a short walk away. The community also features tennis courts, basketball courts, and a volleyball court. There is lots to do here at Windsor Hills to enjoy your stay without even leaving the property!
We gladly work with MGM Properties LLC, our local property manager, so if you have anything you need you know someone local will be there to assist you.
Check-in time is 4:00PM and check out time is 10:00AM. All bookings will have an additional $125 cleaning fee and 13.5% tax added.
Here at the Tiki Room there are NO credit card fees, NO pool heat fees, NO resort fees, and NO management fees.
*** The Windsor Hills Resort community pool will be closed for renovation September 5, 2024 - October 6, 2024. The water park will be open during this time. ***

Our Harry Potter themed bedroom is found downstairs and has one queen sized bed. An en-suite bathroom is shared with the downstairs living area.
The living area is spacious with places to sit and relax on the living room couch or on the two barstools at the counter top. There is a 4-person kitchen table to eat.
In the back screened-in lanai there is a private splash pool with FREE pool heat (just notify us in advance). The pool was resurfaced in August 2021. Pool towels are provided for your convenience. Board games and books are in the living room for your enjoyment.
The kitchen features all new appliances (purchased 2021) and the supplies you need to cook during your stay. Amenities include a slow cooker, waffle iron, and Keurig.
Upstairs is a Star Wars themed room with two twin-sized bunk beds and an en-suite bathroom. Also upstairs is a Haunted Mansion / Tiki themed room with a king bed and en-suite bathroom. All bathrooms have a hair dryer. Also found upstairs is a full-sized washer and dryer for your use (you supply the detergent).
This is a self catered property so although we provide an initial supply of toilet paper and soap you may need to purchase additional for your stay.
This is a dog friendly home. All dogs must be pre-approved. Maximum of 2 dogs. Maximum weight of 25lbs. There is an additional pet fee of $15 per night per dog. The weight and pet limit is set by my HOA so sorry, no exceptions can be made. Along with the rental agreement, a pet agreement must be electronically signed. Dogs must be well-behaved and potty trained. Excessive barking or aggressiveness will not be tolerated.
This townhome has a maximum occupancy of 8. This includes overnight and day guests. All guests must be registered whether or not they stay the night.
We do have external security cameras at our property. They collect visual and sound. This is for safety reasons. There are no cameras inside and no cameras that view the back lanai/pool. One is a Ring doorbell at the front entrance and one covers the back entrance to the lanai.
