How far in advance can I book?

Currently we allow bookings up to 365 days in advance. If you want to book further out than that please reach out and we can discuss.

Where are you located?

Inside the beautiful Windsor Hills Resort community in the Four Corners area of Kissimee, FL. We are on Renshaw St. An exact address will be provided with your check-in instructions.

Do you allow pets?

We allow dogs weighing up to 25lbs. This weight limit is set by the HOA and no exceptions can be made. We allow up to two dogs. Sorry, we do not allow cats. If you have another type of pet please reach out and we can discuss. There is an additional pet fee of $15 per pet per night and a pet agreement must be signed in advance. We limit the pet fee to $200 max.

How close are you to the community pool and water park?

The Tiki Room is very close! 0.2 miles from the community pool and water park; it is less than a 5 minute walk. 

What supplies do I need for my stay?

We supply items to get you started. A starter amount of toilet paper, trash bags and dishwasher soap are provided to get you going, depending on your length of stay you may need to buy additional supplies. We provide a full size washer and dryer but you will need to supply your own detergent. We provide bath towels, pool towels, and hair dryers so no need to pack those items.

What time is check-in and check-out?

Check in is 4:00PM and check-out is 10:00AM. 

Why do you require the names of all adults and number of guests?

Windsor Hills is a secure gated community. This means every guest and delivery driver has to check in with security. In order to enter the property I need the names of all adults to provide to security in order to ensure you are able to gain entry. I must have total number of guests as my insurance and fire code limits the Tiki Room to a total of 8 guests.

Should I worry about hurricanes?

Hurricane season runs from June 1 to November 30. The Tiki Room is located in central Florida and is not at high risk for hurricanes. Although they certainly do come through the area the usual result is typically just more rain. Walt Disney World has only closed 7 times in history for hurricanes. We do highly recommend purchasing travel insurance if your visiting any time of the year, but especially during hurricane season in case the hurricane affects your travel.

Can I order food or groceries for delivery?

Yes! You can have food and groceries delivered to the Tiki Room during your stay. Be sure to use the correct address. The delivery driver must have a valid driver's license in order to enter the community.

Is it possible to use Uber or Lyft to get to and from the parks or airport?

Yes! You must use the Tiki Room's exact address for pickup, the driver will not be allowed entrance with a pin drop. The driver must have a valid driver's license in order to enter the community. Each driver will have to check in with security, even if you're in the vehicle.

Do you have cameras on your property?

Yes. This is for security purposes. There is a Ring doorbell camera which provides views of the front street, driveway, and anyone who approaches the house. There is another camera on the back entrance to the lanai with a view of anyone approaching the rear entrance and of the pool equipment. There are no cameras inside the house and no cameras have a view of the pool area, this is for your privacy.

How big is the splash pool and is it heated?

The splash pool is approximately 10' by 10' in size and 3'-4' deep. If you would like the pool to be heated please request this at the time of booking. We offer free pool heat.

Other than the nightly rate are there any fees I should know about?

We do charge a cleaning fee. This fee is to cover the cost of cleaners to come in and do laundry and prepare the house for the next guests. There is also a fee if you bring a pet, no pet no fee. We are proud to say we have no other additional fees. There are no credit card processing fees, no management fees, no pool heat fees, and no resort fees.

Do you allow young children?

Of course! We provide a Pack N play, high chair, and strollers for your convenience. For their safety we have a baby gate at the top of the stairs, a pool gate, and a pool alarm which will sound any time the back door is opened. Always supervise your children when they are in or around the pool and swim at your own risk.

How do I book?

Select the Book Now button at the top of this page. You can put in your dates and information and it will send us an inquiry. If you have any questions you want answered we can respond to those at the same time. If approved we will send you a quote with instructions on how to book. You will get this within 24 hours (and usually much faster!) be sure to check your spam folder and if you do not receive anything please reach out and let us know.

How do I get a quote without requesting to book?

Select the Book Now button at the top of this page. If you just put in the dates you want a quote will automatically pop up. There is no need to send the inquiry to us in order to see the quote total.

I'm concerned about COVID, what happens if I can't make the trip or change my mind?

I highly recommend travel insurance for COVID and for any other illness that may come up causing disruption to your vacation. Read the policy carefully, cancellation due to COVID may require cancel for any reason insurance.

What is your cancellation policy?

If you cancel more than 60 days from check-in you will receive a full refund. If you cancel more than 15 days before check-in you will receive an 80% refund. If you cancel 15 days or less prior to check-in you will only be refunded any cleaning or pet fees.
